Sometimes you have to make repairs--this might be a condition of the sale. Also, paint (neutral color) freshens the house and makes it more attractive. You can even hire someone to "stage" your home, to decorate it temporarily to improve its desirability. Doing a little landscaping can help.

Selling your home can be expensive. As the seller you have to pay both your realtor and the buyer's realtor. You will also have to pay closing costs.

Real estate commissions, transfer taxes, satisfying the home inspector, dealing with the occupancy permit, attorney fees because the buyer is getting a mortgage, municipality fees for real estate and wage tax confirmation, final sewage and water bills. The fees to change telephone and cable service. And, the movers!
