There will need to be either a new lease or a written acceptance of the removal of a name from the lease. Deposits will have to be addressed, and dates and signatures of all involved parties will need to be on the new lease or the amendments to the old lease.

A lease is a contract between the signed parties. Read the lease to see if there are criteria listed for removing a party from the lease. This usually involves a fee. If there is no option, you will have to terminate the lease and write a new lease, which will likely also cost a good bit of money.

Typically you have to sign a new lease with your landlord. Landlords prefer to have more people on the lease so they have more people to go after for money.
