Eviction is brought about arrears in the rent. If you can bring the rent current, your landlord might reconsider. He may also request that you reimburse him for the fees associated with filing the eviction.

If being evicted for failing to pay rent, making a partial payment may stop or extend the eviction process, depending on the laws of your state. It is always good to show up at any hearings you get subpoenas for and have your side of the story heard in court. The Judge may decide to give you more time.

If you are being evicted for non-payment of rent, you can buy more time by negotiating a payment plan. If you have not been given 30 days notice of eviction due to building sale or non-payment, you can demand that time. If the building is being sold or you have not paid for several months, you have no recourse.

To stop an eviction you can try appealing to the landlord's sympathies. This probably won't work because if it's reached eviction, then the landlord is likely not too pleased with you.
