How do I go about canceling a real estate contract because I changed my mind?

I have had strong second thoughts.

You will have to work within the contract you signed. Consult a realtor or lawyer. If you made a deposit, expect to lose it.

Contact the person you started the contract with. If it is with a bank or realator then they will allow you to cancel the contract for a fee stated somewhere in the contract. If it is with another person then again there will probably be some money involved before cancellation is satisfied.

Many real estate contracts have a brief period after signing in which you can cancel. Depending on where you live, this is 24 hours to 7 days.

If you read the contract, it shoudl give you instructions on how to cancel it. Generally, you would be required to give written notice and also allow about ten days for the realtor to "remedy" any problems.

A real estate contract is a legal and binding contract. Therefore, if the seller has accepted your offer you cannot cancel the contract without just cause.
