Try watering the plant for one, if that doesn't work, the Tillia may be in an area that is inhospitable for her. The tree may be in shock. Your best bet is to water and watch. If the tree doesn't improve try replanting in a different location.

This tree is getting too much water and should not be planted in or near a river bed or where there may be natural springs. Transplant it as soon as possible to a drier location.

This problem could come from not enough watering. Check tree regularly to see that soil does not become too dry.

This sounds like leaf spots. Remove the infected leaves when they are dry and dispose of the leaves that are around the base of the tree.
