Can you sign off the person from the deed?

I need to remove someone from the deed of my house.

You cannot remove a person from joint ownership of your home without their signature. In most cases a document called a quit claim must be executed by all both parties, quit claiming property from both names, just into yours. In cases of fraud or misrepresentation a "quiet title action" can be taken, however, it is both costly and time consuming.

Have a new deed drafted in your name only and if necessary have the person whose name you are omitting from the document, sign any required documentation that acknowledges the removal. You may be able to obtain a do it yourself kit from any statinery type store or consult with a lawyer.

If the person is willing to be removed, contact the mortage lender. If they are not willing, you must offer to buy them out.
